Commercial Leasing Manager – Auckland

About the role

Stonewood Group is seeking a commercially sharp Commercial Leasing Manager to lead leasing performance across its diversified New Zealand portfolio. Based in Auckland, you will have direct impact on occupancy, cash flow and overall asset performance.

Key responsibilities

• Develop and execute leasing strategy for the national commercial portfolio.
• Drive leasing of vacant space, maintain a strong pipeline and negotiate leases, renewals, rent reviews, assignments and variations (ADLS 6th edition).
• Manage external leasing agents and coordinate with legal advisors.
• Line‑manage the in‑house Property Manager and oversee property‑management delivery via Re‑Leased or similar PMS.
• Act as senior commercial contact for tenants, leading negotiations on incentives, fit‑outs and abatements.
• Own leasing forecasts and drive occupancy, income and arrears performance.
• Prepare monthly and quarterly reports for leadership and ensure compliance with NZ legislation.

Required profile

• 7+ years NZ commercial property experience.
• 3+ years in senior leasing or asset‑management roles.
• Strong working knowledge of ADLS Deed of Lease.
• Proven leadership and commercial negotiation skills.
• Full NZ driver licence and valid work rights.

Required skills

• Experience with Re‑Leased property‑management software.
• Familiarity with MRI or Yardi systems.
