Commercial Property Manager

About the role

Auckland Council’s Resilience and Infrastructure – Property unit is seeking a Commercial Property Manager to lead a diverse portfolio of income‑generating assets across Tāmaki Makaurau. This full‑time, permanent role focuses on driving commercial performance through proactive lease management, tenant engagement and market insight.

Key responsibilities

• Manage a commercial property portfolio to maximise occupancy and asset performance.
• Lead new lease negotiations, renewals, rent reviews, assignments and arrears management.
• Build and maintain strong relationships with tenants, local boards and other stakeholders.
• Coordinate maintenance, compliance and asset planning with internal teams.
• Monitor portfolio performance, produce reports and identify value‑add opportunities.

Required profile

• Proven experience in commercial property portfolio management.
• Strong understanding of lease structures, rent reviews and contract management.
• Solid financial acumen and ability to assess asset performance.
• Excellent stakeholder and tenant relationship skills; local board liaison is a plus.
• Full, clean NZ driver’s licence is advantageous.
