Onsite Property & Building Manager

About the role

An exciting opportunity is available for an experienced, people‑focused Property & Building Manager to join Bayleys in Mangere. You will own the day‑to‑day management of two Build‑to‑Rent apartment complexes, overseeing tenancy and building functions to ensure smooth operations and an exceptional resident experience.

Key responsibilities

• Manage the full leasing cycle, from enquiries and viewings to applications and tenancy sign‑ups.
• Build positive relationships with residents, delivering responsive tenancy management and high‑quality customer service.
• Coordinate tenancy renewals, rent reviews, inspections, arrears management and maintain accurate tenancy documentation.
• Oversee daily building operations and presentation, ensuring a safe, well‑maintained environment.
• Manage contractors, plan and respond to maintenance requests, and ensure compliance with the Building Warrant of Fitness (BWoF) and other regulations.
• Maintain precise property records and adhere to relevant legislation and company procedures.
• Collaborate with the wider team to continuously improve the resident experience.

Required profile

• Previous experience in property management, building management or a similar role.
• Strong understanding of the Residential Tenancies Act and tenancy management practices.
• Proven ability to coordinate contractors, maintenance activities and building operations.
• Excellent communication and relationship‑management skills.
• Strong organisational abilities with capacity to manage competing priorities.
• Proactive, solutions‑focused attitude and confidence to work autonomously.
• Genuine commitment to delivering an exceptional customer experience.
