Site Manager – Residential Construction

About the role

Bellway Homes is seeking an experienced Site Manager to lead the delivery of a high‑volume residential development in Old Brook View, Oldham. Reporting to the Construction Manager, you will ensure safe, efficient and cost‑effective construction while maintaining the highest standards of quality and customer service.

Key responsibilities

• Oversee day‑to‑day site operations, providing clear direction to all personnel.
• Implement and monitor health and safety procedures in partnership with Bellway H&S managers.
• Motivate, train and support site staff through toolbox talks and coaching.
• Maintain site presentation to company standards at all times.
• Deliver production in line with technical and planning documentation and any additional instructions.
• Ensure compliance with building regulations and warranty provider requirements (NHBC, LABC).
• Prepare accurate progress returns for the Construction Manager/Director.
• Maintain comprehensive site records, including labour, plant, materials, inductions and safety documentation.
• Inspect and confirm remedial work before each NHBC key‑stage inspection.

Required profile

• Experience as an Assistant Site Manager or Site Manager with a high‑volume residential builder.
• Proven ability to manage and motivate construction teams.
• Current knowledge of health and safety legislation and building regulations.
• GCSE Maths and English (grade C or above) or equivalent.
• Valid CSCS card at Site Manager level.
• Valid SMSTS certification.
• Valid First Aid certification.
