QS Manager – Senior Commercial Role in Queenstown

About the role

We are seeking a senior Quantity Surveyor (QS) Manager to lead commercial activities on a large multi‑unit residential development in Queenstown. This permanent, on‑site position offers a hands‑on environment where you will own high‑value construction projects and drive cost‑effective delivery.

Key responsibilities

• Manage the full commercial lifecycle of residential and multi‑residential projects across the Central Lakes region.
• Prepare and negotiate contracts, variations and procurement strategies.
• Control budgets, forecast cash flow and report financial performance to senior stakeholders.
• Lead a team of junior QS staff and mentor them towards leadership roles.
• Collaborate with design, construction and client teams to resolve cost‑related issues.

Required profile

• Proven senior experience in commercial management within residential construction.
• Strong understanding of New Zealand construction law and contract administration.
• Demonstrated ability to work autonomously on complex, high‑value projects.
