Property Manager – Residential Portfolio (Porirua)

About the role

We are looking for an organised, proactive Property Manager to join our supportive team in Porirua. You will manage a portfolio of residential rental properties, ensuring high‑quality service for owners, tenants and contractors while complying with New Zealand legislation.

Key responsibilities

• Manage a portfolio of residential rental properties, including rent reviews and lease renewals.
• Conduct routine, ingoing and outgoing property inspections and arrange viewings.
• Prepare tenancy agreements, bond documentation and related paperwork.
• Coordinate maintenance and repairs with trusted contractors and follow work through to completion.
• Build positive relationships with property owners and tenants through professional communication.
• Market available properties, coordinate advertising and organise open homes.
• Maintain accurate records and ensure compliance with the Residential Tenancies Act 1986 and Healthy Homes Standards.
• Manage arrears, tenancy issues and provide practical solutions while maintaining professionalism.

Required profile

• Excellent communication and relationship‑building abilities.
• Strong organisational and time‑management skills with attention to detail.
• Calm, professional approach to challenging situations.
• Ability to work independently and contribute to a supportive team.
• Current full, clean New Zealand driver’s licence and legal right to work in New Zealand.
