Property Manager

About the role

We are looking for a proactive, customer‑focused Property Manager to join Bayleys’ Hawke’s Bay team. The role involves managing a residential rental portfolio, delivering high‑quality service to landlords and tenants, and ensuring properties meet the Residential Tenancies Act and Healthy Homes Standards.

Key responsibilities

• Manage a portfolio of residential rental properties.
• Build and maintain strong relationships with landlords and tenants.
• Coordinate advertising, viewings, tenant selection and lease agreements.
• Conduct routine inspections and produce entry/exit condition reports.
• Handle maintenance requests and liaise with contractors.
• Ensure compliance with tenancy legislation and Healthy Homes Standards.
• Manage rental arrears, bond processes and tenancy disputes.
• Provide market insights and rental appraisals to landlords.
• Maintain accurate records in property management systems.
• Deliver customer service aligned with the Bayleys brand.

Required profile

• Previous experience in property management or real estate.
• NZ Certificate in Residential Property Management (Level 4) – advantageous.
• Strong knowledge of NZ tenancy legislation or ability to up‑skill quickly.
• Excellent communication and relationship‑building abilities.
• Highly organised with attention to detail.
• Ability to work autonomously and manage competing priorities.
• Full, clean NZ driver licence.
