Project Manager – Property

About the role

KiwiRail is seeking an experienced Project Manager to lead property‑related initiatives that support the future growth of New Zealand’s rail network. You will be responsible for delivering projects from feasibility studies through construction to final handover, ensuring safety, budget compliance and stakeholder alignment.

Key responsibilities

• Develop detailed project plans, schedules and resource allocations for property projects.
• Monitor and control project budgets, CAPEX forecasts and procurement activities.
• Ensure compliance with Health & Safety regulations, the Building Act, RMA and related legislation.
• Coordinate with internal teams, external consultants and contractors to achieve project milestones.
• Report progress, risks and issues to senior leadership and maintain consistent delivery standards.

Required profile

• Minimum 5 years of project management experience in operational or large‑scale environments.
• Proven ability to manage competing priorities and deliver complex property projects.
• Strong commercial acumen with experience in financial forecasting and CAPEX budgeting.
• Commitment to safety, wellbeing and regulatory compliance.

Required skills
