Corporate Finance Manager

About the role

Freedom Lifestyle Villages is seeking a Corporate Finance Manager to support its rapid expansion of over‑50s lifestyle villages across New Zealand. Reporting to the CFO, you will own the corporate financial model and provide rigorous analysis that underpins strategic decisions for the senior leadership team.

Key responsibilities

• Own and maintain the group‑wide corporate financial model, integrating performance data across all village assets and updating rolling forecasts.
• Build and review financial models for business cases, capital evaluations, pricing, scenario analysis and long‑term planning.
• Prepare investment appraisals and feasibility assessments for new developments, refurbishments and land acquisitions.
• Produce and maintain portfolio valuations, manage external valuers and support due‑diligence for acquisitions.
• Analyse sales performance, pricing trends, settlement timelines, occupancy and conversion rates; develop sales forecasting models.
• Support pricing strategy through data‑driven market and property‑level financial analysis.
• Prepare investor materials, board papers and performance packs for the private‑equity owner; assist the CFO with quarterly and annual reporting and capital‑markets activities.

Required profile

• Degree in Commerce, Finance, Economics, Engineering or related field; CFA or equivalent is advantageous.
• 5+ years of experience in corporate finance, investment banking, private equity or strategic/commercial finance.
• Strong commercial judgement and ability to synthesize complex financial and operational data.

Required skills

• Advanced financial modelling in Excel.
• Highly proficient in PowerPoint.
• Financial modelling expertise.
